Can you hold a place before I apply?
No, we cannot hold a home for you. If you are interested in a particular home, you should apply immediately. Applications are considered in the order they are received. -
Do I pay first month’s rent and last month’s rent with my security deposit?
You will pay the security deposit at the time you sign the lease. The first month’s rent will be due at move in. We do not charge last month’s rent in advance. -
How old do you have to be to apply?
You must be a legal adult-18 years of age or older. -
Is the deposit refundable?
Yes. Deposits are refundable. Deductions may be taken if cleaning is needed or there are damages, but any remaining amount is refundable. -
Who needs a cosigner?
Anyone who doesn’t meet our rental criteria for income or credit score will need a “Guarantor”. -
You have a property I want to rent. How do I apply?
You can apply through the link here on our website. -
How do I pay rent?
Once you’ve signed a lease, you’ll receive a link to register for your tenant portal. You will pay rent there. -
I want to get a pet. What do I do?
If you’re applying, list your pet (s) on your application. If you are a current tenant, send an e-mail to paragonpropertiesdavis@gmail.com with all the pertinent information (breed, age etc). -
I want to move out, but my roommate wants to stay. What do I do?
All leases are signed jointly and severally, so you are bound by the terms of the lease. If all roommates agree, you can find a tenant to replace you. They must apply and meet our criteria first. If approved, they can be added to the lease and you will be released. There is a $350 lease reassignment fee due for this. It must be paid in advance. -
My lease expiration is coming and I want to move out. What do I do?
Simply give us 30 days notice in writing. -
Who is responsible for paying for repairs & maintenance requests?
We handle all repairs and most maintenance. You are responsible for changing light bulbs and smoke detector and carbon monoxide detector batteries and any other items specifically noted in your lease. Repairs are only charged to you if you are at fault. -
What criteria do I have to meet to rent?
You’ll need verifiable income at 2.5 times the rent, a minimum credit score of 620, no active collections or evictions and a positive rental history. You’ll also need to pass a criminal background check.
