Are you licensed?
Yes. In California, all property management companies must operate under a licensed real estate broker. -
Can I reach you after hours?
You can reach us after hours for emergency issues. -
Can you put the money directly into my account?
Yes. Owner payments are deposited directly into their bank accounts no later than the 10th of each month -
Do I get to see the lease or sign it?
Yes, a copy of the fully executed lease will be uploaded to your owner portal. Owners do not sign the lease -
Do you sell real estate too?
Yes! We sell real estate. We represent both buyers and sellers and specialize in investors. -
How and when do I get my checks?
All owner payments are deposited directly into the bank account you’ve designated no later than the 10th of the month. -
How is rent collection handled?
All rents are collected through our tenant portal, electronically. -
How long of a lease do you sign?
Lease periods are typically a year long and are renewed each year. We can sometimes work with shorter lease periods. We are happy to discuss any special needs you have. -
How much security deposit do you charge the tenant?
Security deposits are typically 125% of the rent. This can vary from home to home if there are extenuating circumstances. -

What type of properties do you manage?
We manage single family homes, apartments, condominiums and small commercial buildings. -
What type of reports do I get and how often?
You get an owner statement monthly. Other types of reports are available as needed. -
Who holds the tenant security deposit?
We hold tenant security deposits in our trust account. -
Can I help choose the tenants?
No. We are experienced and have an excellent track record in this arena (including an extensive education in fair housing laws) and do not require assistance. -
How do you choose tenants?
We have a set of criteria that include income, employment, rental history, eviciton status and background check. -
Do you have a staff of repair people?
We do not directly employ repair people. We do have an excellent and diverse staff of contractors for most any kind of repair your home may need. -
Do you manage properties by the room?
We do not manage properties by the room. While this can be slightly more profitable, it opens a very large can of worms including liability issues. -
How often do you inspect my property?
We inspect our rentals every 6 months, although with repairs, we are often in them much more frequently than that. -
What is the City of Davis Rental Ordinance?
All single-family and multi-family rental properties are required to register with the City and designate a local contact within 50 miles of Davis. If you do not have a contact within 50 miles, you’ll need a local property manager. -
Can you pay the bills associated with my rental?
Yes, we can pay everything from utility bills, to gardeners and pool services to mortgages. We can handle payment of any expense related to the property.
